Dubai hotels: how to win more direct bookings in 2026
Fees changed twice in 2026, OTAs are crowded and guests come from everywhere. A practical guide for Dubai hotels that want more bookings on their own website.
Dubai is one of the most competitive hotel markets in the world. The same guest can find your hotel on several OTAs, on Google and on your own website within a minute — and will book wherever the price and the checkout feel best. Here is what works for Dubai hotels that want more of those guests to book direct.
1. Keep your fees current
A Dubai hotel bill has usually carried 5% VAT, a 7% municipality fee, the Tourism Dirham per room night and a service charge. In 2026 these rules changed quickly: in April, hotels could defer paying hotel sales fees and the Tourism Dirham for three months, and in May a relief package halted collection of the Tourism Dirham and the 7% municipality fee. If your website still adds a fee you no longer collect, your direct price looks higher than the OTA’s — for no reason.
Check the current Department of Economy and Tourism schedule, and make sure you can change fees yourself. In goDirects they are tax rules in your admin settings.
2. Speak your guests’ languages
India, Saudi Arabia, the UK and Russia are among Dubai’s largest source markets. English and Arabic are the minimum; Russian and Hindi help too. goDirects supports all four, with right-to-left layout for Arabic.
3. Make the direct price the lowest
Wholesale and opaque rates often appear on OTAs below your own price. Price Match watches those prices and keeps your direct rate lower, within limits you set.
4. Let guests pay the way they want
GCC guests like to split payments or pay at the hotel; Europeans pay by card in advance. Offer Tap, PayTabs, Tamara and Stripe and pay at property in the same checkout.
5. Plan around the calendar
- October–April: peak leisure and exhibitions — GITEX, Dubai Shopping Festival, Gulfood. Use minimum stays and group blocks.
- Summer: GCC families and residents. Staycation offers, kids-stay-free and pay at property.
6. Book families in one go
Families often need two or three rooms. Multi-room booking puts them in one cart with one payment.
