Serviced apartments: how to sell monthly stays on your own website
Long-stay guests want a clear monthly price, clear deposit terms and a fast way to book. How serviced and hotel apartments can take monthly stays direct.
Serviced apartments and hotel apartments sell two very different products from the same unit: a weekend and a three-month stay. Most booking engines were built for the first. Long-stay guests end up emailing, calling or going through agents โ and the property does the maths by hand.
What monthly guests want to see
- One monthly price โ not 90 nightly rates added together.
- What is due today โ usually the first month and a security deposit.
- The rules โ notice period, when a move-in can still be cancelled free, and when the deposit comes back.
When those three things are clear before the guest pays, the booking can be instant.
Instant for normal stays, a request for long ones
Most properties are happy to confirm a one- to six-month stay straight away, but want to agree terms for a year. Set the longest stay that can be booked instantly, and let anything longer arrive as a request your team answers.
Keep hotel rules away from monthly guests
Hotel-night rules โ no-show charges, nightly cancellation windows โ do not fit a monthly stay. Monthly bookings need their own notice and cancellation rules, while nightly apartment bookings keep working like hotel rooms.
Sell what long-stay guests need
Weekly cleaning, parking, an airport pick-up or a welcome pack can be offered as add-ons in the same booking.
